If you’re selling a home, renting it out or simply need an up to date snapshot of your property and its energy efficiency then an Energy Performance Certificate is the place to start.
An Energy Performance Certificate – or EPC is generated from a home energy assessment carried out by a Domestic Energy Assessor (DEA). This will help you understand the energy efficiency rating, CO2 rating and a summary of the level of insulation and overall efficiency of your home.
The EPC also contains recommendations on how to improve the energy efficiency of your home.
There are many reasons for why an EPC may be needed, but the main ones are:
An assessment usually takes up to an hour to complete. If your property is larger or certain areas are more difficult to access then the assessment may take slightly longer.
The qualified DEA will introduce themselves to you and then with your permission begin the assessment. They may have some questions to ask about the property, its age and if any work has been done previously or if there are any problems with the building.
The assessment will include entering all of the rooms in your property as well as the garden to inspect the various elements that make up your home. It is important to also be able to access the loft if there is a hatch as well as see any heating systems or hot water cylinders in the property.
Once the inspection is complete the assessor will let you know. If you have any other questions to ask the assessor they will be able to help answer these before leaving.
Once your assessment visit has been completed your EPC will be “lodged” on the official government database and our team will send a copy to you.
We always aim to do this as quickly as possible but you should normally receive your EPC certificate within three working days of our visit.
If you’re looking to start on the path of improving the energy efficiency of your property the right way then a retrofit assessment is essential. Our fully trained Retrofit team are on hand to help and ensure PAS2035 compliance.
A retrofit assessment looks more specifically at the situation that your property is in rather than the general snapshot given by an EPC. Greater attention is given to the actual usage of energy with more detailed floor plans and areas of heat loss within the property as well as condition reports to identify areas of potential damp, mould or risks of thermal bridging.
Information on existing ventilation within the property is also recorded so this can be accounted for in any work that is carried out and any new ventilation needs can be calculated..
The information gathered from a retrofit assessment will allow a retrofit coordinator formulate an improvement plan for your property.
Once your assessor has arrived at the property. A retrofit assessment usually takes between one and two hours to complete. If your property is larger or certain areas are more difficult to access then the assessment may take slightly longer.
Once your assessment has been carried out any reports will be lodged and generated and then provided to you.
If your retrofit assessment is being carried out under PAs2035 at the request of a retrofit coordinator then all relevant information will be passed on to them to allow them to formulate an improvement plan.
